  • Option 1: Pay at Closing A 2.5% fee at closing, typically covered by the buyer’s down payment.

       OR

  • Option 2: No Upfront Cost A simple 2.75% fee, spread over 5 years, paid through the buyer’s monthly mortgage payments.

Note: Buyer agency fees for MLS listings vary. Many sellers require buyers to compensate their own agent.

Seller Financing Transaction Fees at closing generally include:

  •  Title insurance 
  • Title company escrow fee
  • Scrivener’s fee (charged by neutral drafting attorney) – generally $500 / transaction.
  • Long term escrow set-up fee (depending on long-term escrow company, generally $200-$300
  • Title companies often have minimal charges for document filing, flood plain determination.
These fees are not related to American Seller Financing.  Your facilitator will work with you to find the lowest cost, highest quality services.
